An Aggressive Marketing Plan
My marketing strategy is all-encompassing.  Key parts include printed promotional material, technology, tours and open houses.
Printed Promotional Material 
I want every potential buyer who sees your home to leave with complete information in the most attractive format. To achieve this, I produce a Property Details booklet that includes a copy of the MLS sheet; photos of the property with room measurements and text; web sites of interest; demographic information; list of local businesses and attractions; property map, sketch and tax distribution from the Franklin County Auditor website; property disclosures; and any warranties being offered to potential buyers.  
The Internet gives most buyers the first glimpse of what eventually becomes their new home. Electronic marketing is now more important than ever.
For each of my listings: 
  • I create a visual tour that gives the viewer a greater sense of the home and its space than mere pictures. The visual tour is linked the home's MLS sheet so that it is easily accessible to potential buyers and other real estate agents. 
  • I create an individual website, easily located by a URL containing the street address. It provides photos and descriptions, a link to the visual tour, property disclosures, area amenities, and links to other sites that are informative to potential buyers. 
  • I ensure the information listed in the MLS is correct. In addition, I upload many photos of the home and for each photo I provide text and measurements, when appropriate, and several links that potential buyers might find useful including the one to the visual tour.
  • Putting my e-pro designation to work for you along with reciprocity, I ensure your listing is searchable not only at REALTOR.com and all other central Ohio real estate agents' websites, but also some less known websites such as trulia.com, oodle.com, google.base.com, PropSmart.com, Homefinder.com, Vast.com, Local.com, zillow.com, FrontDoor.com, SellMyHouse.com, YouTube.com, and many others. Many of these sites will also allow the viewer to see the visual tour and/or the individual website.
Nearly every Wednesday, the Clintonville North Area Real Estate Association meets at the Clintonville Woman's Club on north High Street to share information about new listings as well as changes in older ones.  After the meeting, those in attendance have the opportunity to physically view the new listings that agents have put on tour.  This is a great way to have many real estate agents working in the Clintonville area see your home first-hand.
Open Houses 
I have found open houses to be an effective way to get the a large number of potential buyers through your home. And your neighbors will come through too; not that they are looking to buy, but they might know someone who is.
The key is to get as many people through the open house as possible.  I achieve this by advertising in The Clintonville Dispatch; placing a yard sign insert that reads "Open Sunday" six days prior to the open house; positioning directional arrows at key intersections on Saturday morning; and announcing the open house on your MLS sheet, virtual tour, and individual website.

The more people that go through your home, the quicker it will sell. And the quicker it sells, the closer the sales price will be to list price.
