Promoting to Buyers: How You Can Help
Every showing counts. Your home won't get a second chance to make a good first impression. Your home must be available for showings when buyers are looking and look its very best every time. Homes that are ready for showings attract stronger offers.
A lock box will allow maximum showings. A copy of your house key will be kept at my office. Flexibility is needed on your part in order to schedule showings that are convenient for buyers.
Get ready for guests - make a great first impression
  • Make the beds.
  • Put away clothes and toys.
  • Empty waste baskets, put trash out.
  • Clean up dishes.
  • Remove clutter from driveway and front entrance.
  • Restrain or remove pets.
  • Freshen the air, create pleasing aromas.
  • Turn off the TV set; play soft background music.
  • Create an "open" feel; lights on, drapes open.
  • Set out "show towels", place settings and fresh flowers at dining or kitchen tables. 
Some common sense rules of thumb are important when your home is being shown; no buyers should be unescorted, valuables and medications must be secured, collect business cards from those showing the home, and let agents do the showing.
Leaving buyers alone with their agent can result in stronger offers. When sellers are not at home during a showing, buyers feel free to roam around the home without worrying about their comments, they feel at home, and can mentally "move in."
If you do run into a buyer, resist the temptation to discuss these issues with them and their agent:
  • price and financing terms,
  • your timing and reason for selling,
  • personal property or other conditions of sale, 
  • other confidential matters.
